In 2025, ZIP code 33109, home to Fisher Island, has been named the most expensive in the country, confirming Miami’s position as a global capital of extreme residential wealth.
According to the latest ranking published by PropertyShark, the median sale price on Fisher Island reached $9.5 million, surpassing 94027 in Atherton, California, which posted a median of $8.33 million. Atherton had held the top position for eight consecutive years, closely tied to the concentration of tech wealth in Silicon Valley.
Luxury Defined by Inaccessibility
Fisher Island’s appeal goes far beyond price. Located just off Miami Beach, the island is accessible only by private ferry, helicopter, or yacht. This physical separation is reinforced by one of the most restrictive residential entry systems in the country: a mandatory club membership estimated at around $500,000, plus approximately $40,000 in annual dues.
Residents gain access to a fully self-contained world, featuring a private golf course, exclusive beach club, marinas, tennis facilities, wellness centers, and fine-dining venues. The experience resembles a seven-star resort, yet with the discretion and permanence of a gated community reserved for a global elite.
Florida’s Rise as a Haven for Global Wealth
Fisher Island’s ascent reflects a broader structural shift in where high-net-worth individuals choose to live. Florida—and South Florida in particular—continues to attract capital thanks to its favorable tax environment, international connectivity, climate, and an increasingly refined luxury housing offering.
