Ken Griffin Unveils Plans for Exclusive Megayacht Marina in Miami Beach

Billionaire investor Ken Griffin, founder of Citadel, is charting a new course for Miami’s waterfront with plans to build an ultra-exclusive private megayacht marina on Terminal Island. The proposed development, located at 120 MacArthur Causeway, would redefine private maritime luxury in one of the city’s most coveted locations.

According to planning documents filed with the Miami Beach Planning Board, the project spans 3.7 acres and will include four bespoke buildings: a gatehouse, an owner’s pavilion, a crew pavilion, and an operations center—together totaling over 30,000 square feet of built area.

Designed for just a handful of vessels—reportedly three to six megayachts—the marina emphasizes privacy, exclusivity, and seamless service. Amenities would include a rooftop pool, private gym, guest and crew suites, and operational offices, creating what sources describe as a “complete maritime retreat” for Griffin’s personal fleet and guests.

The Planning Board is expected to vote on the project’s conditional use permit on November 4, 2025. If approved, the marina would become one of the most exclusive private yacht enclaves in the United States.

The site itself has a rich real estate history. Previously owned by Related Group, it was once earmarked for residential or office development before being transferred in 2023 to an entity linked to Griffin. The move aligns with Griffin’s broader real-estate expansion in South Florida, which includes record-setting property purchases and corporate investments.

Urban development analysts note that the marina would reinforce Miami’s transformation into a global epicenter for ultra-high-net-worth individuals, blending maritime prestige with the city’s booming luxury real-estate market.
